Capital Link Services is in the
Real Estate Investment business of buying, Apartment Buildings.
We use private lenders instead of using bank loans. Since we get a very high return
on our cash, we can offer our private lenders a high yield when using their money to fund our deals.
The Maximum loan to value is 75%. That means we will pay no more than $75,000 for a $100,000 property. If we cannot get the discount we seek, we pass on that property.
The money we borrow is secured as follows:
Note and mortgage - 15%
Payments are on an accrual basis.
This allows 100% of your principal working for you. Loans have a balloon payment due in
1 year.
The term is ultimately decided by the investor's desires.
We provide for a minimum investment with no maximums. For example, an investor may choose the extent of his/her investment involvement.
An investor may choose to invest as little as $10,000. The returns are always the same, we pay 15%.
All private lenders get:
· Promissory Note
· Mortgage recorded against the property
· Added on to the hazard insurance as the mortgagee
· Copy of an appraisal or market analysis report
· Lender's title insurance
When a deal is found that meet your lending criteria, I would contact you with all the details and then you would decide
whether to participate. You are never obligated. When you decide on a deal, you'll send your funds directly to the
closing Attorney/Agent when we're ready to close. Most properties used as collateral will be located in the Tri-state Area - New York, New Jersey and Connecticut.
We will occasionally do deals in other states.
A majority of my private lenders currently include family members, seasoned business
contacts and friends.
If you have funds in a CD or Retirement Account, you can use these funds to invest. For IRAs and 401ks the IRS requires the
use of an approved custodian to qualify for
tax deferred or tax free gains. I recommend
